The largest and most populated island in the Golden Isles, St. Simons is a low-key beach town with oak-filled neighborhoods and picturesque churches. St. Simons has range of housing options, as well as a variety of neighborhoods and developments from which to choose. Home sites are available for less than $75k, condos and townhomes begin in the $200k’s, and single family homes start in the $300k’S.

Notable communities include:

King’s Point – Located near the southwestern tip of St. Simons Island, this gated community features some of the most scenic marsh and river views on the island. King’s Point is also close to both the village area of St. Simons and the amenities at The Lodge at Sea Island. Homesites are available for $450k and upward, and homes begin at $1.5 million.

Hawkins Island – A gated community just off Sea Island Road, Hawkins Island features elegant homes set along winding drives, all with amazing river and marsh views. Residents are just minutes away from shopping and dining on St. Simons, and the world-class amenities on Sea Island. Homesites begin at $450k, and homes start at $1.2 million.

Black Banks – One of the oldest neighborhoods on St. Simons, and located just off Sea Island, Black Banks features stately homes with stunning views, set amidst lush landscapes and lagoons. Homes begin at $600k.

Frederica – A private 3,000-acre community on the north end of St. Simons, Frederica is a luxurious golf and equestrian community that offers world-class lifestyle amenities in a serene, waterfront setting. Residents enjoy the Tom Fazio-designed course that features more than 1,100 live oaks, providing a beautiful and challenging experience. Homesites are available in the high $200k’s, and homes begin at $1 million.
